Buying a new garage door: the questions to ask before you sign

Short answer

A new garage door raises three questions we found no Michigan state page answering: whether your city wants a permit, what wind load applies, and which insulation figure a quote is giving. DASMA says the local building department decides the wind load, and that installing a door is very dangerous and not recommended for a novice. On permits, ask your city.

When the whole door is the question

Several damaged panels, a door that sags, a bent track or repeated repair visits are reasons to price a new door beside the repair. A single dented panel may be fixed by replacing a section; see panel replacement. No source we can cite gives an age at which a door must go, and we will not invent one.

OldNew
Replacing the whole door means swapping the old door for a new one, which the page treats as an installation job.

Door replacement costs in Michigan: our estimate and the evidence

Our estimate for a new single door, installed, is $685 to $2,075 in Michigan. A double door comes to $800 to $3,775, an insulated single door $600 to $2,050 and an insulated double door $1,200 to $4,000. These are models, not quotes: national published ranges, adjusted for what Michigan garage door technicians are paid. According to our methodology, parts such as the door model, springs and insulation drive most of the difference between jobs. Ask for two or more written estimates that list each item.

The rows after the estimates are wages, which are pay and not price.

How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's garage door technician median wage ratio to the US (0.94, BLS May 2025 data read through O*NET OnLine, using mechanical door repairers as the nearest occupation). The wage rows in the table are what that occupation is paid, which is not a price. Where a Michigan company publishes a price, it only keeps the low end of the range from sitting above it. We have not collected quotes, and only two Michigan garage door companies published a regular dollar price we could count, so no range of Michigan prices is shown. A real quote can land outside the range. Full method. Prices as of Oct 19, 2026.

Repair the door, or replace it

Our estimates for a repair and for a new door are models and not quotes, so put the question to the company: ask for the repair and the replacement in writing on the same visit.

Usually a repair
  • One part has failed and the rest of the door runs true.
  • A single section can be matched.
Usually a replacement
  • Several panels are damaged or the door sags.
  • Repairs keep recurring and the company cannot name why.

What a replacement involves

A new door is more than panels. DASMA says a new door on the old track may not fit, because section thickness, weight, headroom and opener location all matter and the track and sections work together as a system. Ask whether tracks, springs and cables are new, and whether the opener is rechecked for balance and reversal afterward.

Wind load and insulation

DASMA says the building department having authority in your area is the sole and final determiner of the wind load requirements for a garage door, including a retrofitted one, and that insurers may impose additional requirements. We found no Michigan rule that requires a wind-rated door. Ask your city, and ask the company to say which load it is quoting.

For insulation, DASMA says R-value is calculated for a door section only and U-factor is tested on the complete installed door, and the two are not comparable. Ask which figure a quote shows. We can cite no Michigan energy-code rule for garage doors, and we could not confirm that garage doors carry an ENERGY STAR label. See insulated doors and R-value.

Do it yourself or call a company

Pro job. DASMA says installing a garage door can be very dangerous and is not recommended for a novice, and recommends trained door systems technicians. Springs and cables are separate jobs with their own warnings: see spring replacement and cable repair.

Door problems that cannot wait

Call right away
  • The door is off its track, drops or will not hold itself up.
  • The property is open and unsecured overnight.
  • A person or vehicle is trapped by the door.
Can usually wait for a normal appointment
  • Choosing a style or insulation level.
  • A door that works but looks worn.
  • Comparing quotes, which is better done without a deadline.

What to do before you get quotes

  1. Measure the opening and note whether it will change.
  2. Photograph the door, track and opener label.
  3. Ask your building department about permit and wind load.
  4. Ask each company for the item list, the insulation figure and what happens to the old track.
  5. Try the repair or replace tool.

Do you need a permit for a new door?

Nothing the state publishes, as far as we can cite, says whether replacing a garage door needs a permit. State law requires a permit for construction or alteration of a building unless the act or code excepts it, and applications must be granted or denied within 10 business days. The nearest wording comes from cities, and none of it names garage doors, so applying it to one is our inference. Kentwood's FAQ says a permit is required for replacement doors when the opening size is altered and not required when it is not. East Lansing's chart seems to mark window and door replacement only for historic review and says new or changed openings need a permit. Warren's city list of required permits, uploaded in 2019, includes "Doors - new & replaced". Ask your city building department, and see the permit guide.

Ask the company for its legal name and, if it says it holds a license, the license number, and check that number with the agency that issued it before any work starts.

A tool for this job

Repair or replace the garage door

Three questions: what is wrong, how many repair visits the door has had in the last two years, and whether you want insulation. You get a direction and the questions to put to a company. It sets no age cut-off, because we hold no source for one, and the costs it mentions are modeled estimates, not collected prices.

Questions people ask

Do I need a permit to replace a garage door in Michigan?

No state source we can cite says either way, so ask your city building department. Michigan law requires a permit for construction or alteration unless exempted (MCL 125.1511). Kentwood's FAQ distinguishes replacement doors that alter the opening size, and applying that to garage doors is our inference.

Does Michigan require a wind-rated garage door?

We found no Michigan rule that does. DASMA says the local building department is the sole and final determiner of wind load requirements, including for replacement doors.

Can I install a garage door myself?

DASMA says installing a garage door can be very dangerous and is not recommended for a novice, and recommends trained door systems technicians.

Can a new door use my old track?

Not necessarily. DASMA says a new door on the old track may not fit, because section thickness, weight, headroom and opener location matter.

Is a higher R-value door better insulated?

Not as a simple comparison. DASMA says R-value is for a door section and U-factor for the installed door, and they are not comparable. Ask which a quote gives.

How much does a new garage door cost in Michigan?

Our estimate for a single door, installed, is $685 to $2,075, and $800 to $3,775 for a double door; insulated doors are $600 to $2,050 single and $1,200 to $4,000 double. These are models built from national published ranges and adjusted for what Michigan garage door technicians are paid, so they check a quote and are not one. Ask for a written estimate that names the parts and the labor.
