Dearborn particulars
Permits in Dearborn go through the Dearborn Administrative Center at 16901 Michigan Ave, open 8 a.m. to 5 p.m. on weekdays, by calling 311 or 313-943-2150. That office entry comes from an earlier research pass on the city's permit page, so confirm the number before relying on it. The Statewide Jurisdiction List says the city runs its own enforcement. Dearborn's page does not appear to say if a garage door or opener needs a permit.
Dearborn homes have a median value of $205,900, and 84.0 percent were built before 1980. An opener may predate the federal standard that covers openers made on or after January 1, 1993, so read its label. A covered opener must start reversing within 2 seconds of contact with an obstruction. DASMA publishes a final inspection list for a new door, and four of its items are worth asking about at handover: the manual release within six feet of the floor, a tested reversing mechanism, photo eyes installed and tested, and warning labels present.
DASMA also says installing a door can be very dangerous and is not recommended for a novice, so a handover check matters if you hired the job out. If the work goes wrong, LARA's Enforcement Section takes complaints about licensed trades. From here, Melvindale is 2.8 miles and Allen Park 3.7 miles.
Door replacement in Dearborn: what to know
Michigan's Construction Lien Act says a contractor has no lien on a residential structure without a written contract, and the contract must state the licensing requirement and the license number where one is required. Whether garage door work needs a residential builder license is a question we could not answer, so ask the company what license it holds and check it on LARA's lookup. Ask Dearborn's permit staff what your job needs.
Payment terms deserve the same attention. LARA says never to pay for the entire job in advance, to pay by check to the company name and to keep the receipt. DASMA warns that a new door may not fit old track because the track and sections work as one system, and that door installation is not recommended for a novice. If the contract is signed at home after a sales visit, a three-business-day cancellation right may apply.
Permits for door replacement in Dearborn
Nothing the state publishes, as far as we can cite, says whether replacing a garage door needs a permit.
Many cities run their own building department, so start by asking the City of Dearborn building department who issues garage door permits.
Door problems that cannot wait
- The door is off its track, drops or will not hold itself up.
- The property is open and unsecured overnight.
- A person or vehicle is trapped by the door.
- Choosing a style or insulation level.
- A door that works but looks worn.
- Comparing quotes, which is better done without a deadline.
What to do before you get quotes
Try this first: ask each company for a written contract and read it for the license line before paying anything.
- Measure the opening and note whether it will change.
- Photograph the door, track and opener label.
- Ask your building department about permit and wind load.
- Ask each company for the item list, the insulation figure and what happens to the old track.
- Try the repair or replace tool.
What door replacement costs
The estimate below is the Michigan-wide one, adjusted for Michigan wages and not for Dearborn in particular. The same table is on the door replacement page. How we estimate costs. Prices as of Oct 19, 2026.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $685 to $2,075 installed, single door | Built from two national published ranges, adjusted by the Michigan garage door technician median wage ratio (0.94). Too few Michigan garage door companies publish a price to show a range, so none is shown. |
| Estimated range for a double door, not a quote | $800 to $3,775 installed, double door | Built from one national published range, adjusted by the Michigan garage door technician median wage ratio (0.94). Too few Michigan garage door companies publish a price to show a range, so none is shown. |
| Estimated range for an insulated single door, not a quote | $600 to $2,050 installed, insulated single door | Built from one national published range, adjusted by the Michigan garage door technician median wage ratio (0.94). | Estimated range for an insulated double door, not a quote | $1,200 to $4,000 installed, insulated double door | Built from one national published range, adjusted by the Michigan garage door technician median wage ratio (0.94). Too few Michigan garage door companies publish a price to show a range, so none is shown. |

| Michigan 25th to 75th percentile hourly wage | $21.73 to $33.03 an hour | Pay, not price. |
| Michigan median annual wage | $52,370 a year | Pay, not price. |
| Detroit-Warren-Dearborn median hourly wage | $24.12 an hour | Pay, not price. |
| Grand Rapids-Wyoming-Kentwood median hourly wage | $28.65 an hour | Pay, not price. |

How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's garage door technician median wage ratio to the US (0.94, BLS May 2025 data read through O*NET OnLine, using mechanical door repairers as the nearest occupation). The wage rows in the table are what that occupation is paid, which is not a price. Where a Michigan company publishes a price, it only keeps the low end of the range from sitting above it. We have not collected quotes, and only two Michigan garage door companies published a regular dollar price we could count, so no range of Michigan prices is shown. A real quote can land outside the range. Full method.
Questions about door replacement
Do I need a permit to replace a garage door in Michigan?
No state source we can cite says either way, so ask your city building department. Michigan law requires a permit for construction or alteration unless exempted (MCL 125.1511). Kentwood's FAQ distinguishes replacement doors that alter the opening size, and applying that to garage doors is our inference.
Does Michigan require a wind-rated garage door?
We found no Michigan rule that does. DASMA says the local building department is the sole and final determiner of wind load requirements, including for replacement doors.
Can I install a garage door myself?
DASMA says installing a garage door can be very dangerous and is not recommended for a novice, and recommends trained door systems technicians.
