Door replacement in Lansing, MI

Short answer

A Lansing door replacement carries a permit question we could not answer from the city's pages, so the call to the building office comes first.

Lansing particulars

Lansing's median home value is $119,400 and 80.3 percent of Lansing homes were built before 1980. On an older door, look at the spring first. If it stretches along the horizontal track instead of sitting on a bar above the door, it is an extension spring, and DASMA says each one needs a safety cable run through it and secured at both ends, because with the door down the spring is under high tension and a break can hurt someone.

Do not unhook anything. The federal rule's required wording is to have a qualified service person make repairs to cables and spring assemblies. On the Statewide Jurisdiction List, Lansing runs its own building-code enforcement. We have no city page for the permit office to cite, so we print no phone number and no permit rule for garage doors. Ask the city's building office if an opener or door swap needs one.

Replacement doors come with R-value claims. DASMA's TDS 163 says a section's R-value and the installed door's U-factor are not comparable, so ask which one a claim refers to. Pay a deposit when work starts and the rest as it goes, since LARA says never to pay for the entire job in advance. East Lansing lies 4.6 miles off.

Door replacement in Lansing: what to know

The default under state law is a permit for any construction or alteration of a building, unless the act or the code excepts it; Lansing enforces its code locally. Ask the city if a door swap in the existing opening needs one, and if a wider or taller opening changes that.

On the product side, DASMA says the local building authority is the final word on wind-load requirements, and that insurers may add their own. It also says an R-value describes a section of door while a U-factor describes the installed door, so do not compare the two numbers. Ask any Lansing installer how long the contract is, who carries insurance, and what the warranty covers, in the contract itself.

Permits for door replacement in Lansing

Nothing the state publishes, as far as we can cite, says whether replacing a garage door needs a permit.

Many cities run their own building department, so start by asking the City of Lansing building department who issues garage door permits.

Door problems that cannot wait

Call right away
  • The door is off its track, drops or will not hold itself up.
  • The property is open and unsecured overnight.
  • A person or vehicle is trapped by the door.
Can usually wait
  • Choosing a style or insulation level.
  • A door that works but looks worn.
  • Comparing quotes, which is better done without a deadline.

What to do before you get quotes

Try this first: tell the building office your opening will stay the same size and ask what that means for a permit.

  1. Measure the opening and note whether it will change.
  2. Photograph the door, track and opener label.
  3. Ask your building department about permit and wind load.
  4. Ask each company for the item list, the insulation figure and what happens to the old track.
  5. Try the repair or replace tool.

How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's garage door technician median wage ratio to the US (0.94, BLS May 2025 data read through O*NET OnLine, using mechanical door repairers as the nearest occupation). The wage rows in the table are what that occupation is paid, which is not a price. Where a Michigan company publishes a price, it only keeps the low end of the range from sitting above it. We have not collected quotes, and only two Michigan garage door companies published a regular dollar price we could count, so no range of Michigan prices is shown. A real quote can land outside the range. Full method.

Questions about door replacement

Do I need a permit to replace a garage door in Michigan?

No state source we can cite says either way, so ask your city building department. Michigan law requires a permit for construction or alteration unless exempted (MCL 125.1511). Kentwood's FAQ distinguishes replacement doors that alter the opening size, and applying that to garage doors is our inference.

Does Michigan require a wind-rated garage door?

We found no Michigan rule that does. DASMA says the local building department is the sole and final determiner of wind load requirements, including for replacement doors.

Can I install a garage door myself?

DASMA says installing a garage door can be very dangerous and is not recommended for a novice, and recommends trained door systems technicians.
