Grand Rapids particulars
The Development Center at 1120 Monroe Ave NW, 3rd Floor (616-456-4100) is where Grand Rapids residents take building permit questions, and the Statewide Jurisdiction List confirms the city enforces its own building code. We can cite no published rule on a permit for a garage door or opener swap, so ask the office before the work, and ask it to answer in writing if the company says no permit is needed.
About 75.3 percent of Grand Rapids homes were built before 1980, and the median home value is $225,500. If yours has two torsion springs and one breaks, DASMA says to replace both, because that prevents damage when the second one breaks. Photo eyes are the other thing to look at: the federal rule requires secondary entrapment protection, which can be a photoelectric sensor or an edge sensor. Wind loading is a question for the city, since DASMA calls the local building department the sole and final determiner of garage door wind load requirements.
If a company does something you think is wrong, LARA's Enforcement Section takes complaints about licensed trades, though it cannot settle money or warranty disputes. East Grand Rapids lies 2.7 miles off, and Wyoming 5.5.
Door replacement in Grand Rapids: what to know
Garage doors go unnamed in the Grand Rapids wording we looked at, so call the Development Center at 616-456-4100 and ask whether a replacement in the same opening needs a permit. State law starts from a permit for any alteration of a building unless an exception applies, and the Statewide Jurisdiction List shows the city enforces locally. Ask the installer to say in writing who files anything required.
On insulation, DASMA explains that R-value is figured for a door section, while U-factor is tested on the whole installed door, and the two are not comparable. A company quoting a section R-value is describing a part, not your door. Wind load is the local building authority's call. Reading the contract first matters as well, since Michigan's Construction Lien Act expects a written residential contract that states license requirements.
Permits for door replacement in Grand Rapids
Nothing the state publishes, as far as we can cite, says whether replacing a garage door needs a permit.
Many cities run their own building department, so start by asking the City of Grand Rapids building department who issues garage door permits.
Door problems that cannot wait
- The door is off its track, drops or will not hold itself up.
- The property is open and unsecured overnight.
- A person or vehicle is trapped by the door.
- Choosing a style or insulation level.
- A door that works but looks worn.
- Comparing quotes, which is better done without a deadline.
What to do before you get quotes
Try this first: ask each company which one its insulation figure is, an R-value for a section or a U-factor for the installed door.
- Measure the opening and note whether it will change.
- Photograph the door, track and opener label.
- Ask your building department about permit and wind load.
- Ask each company for the item list, the insulation figure and what happens to the old track.
- Try the repair or replace tool.

The estimate below is the Michigan-wide one, adjusted for Michigan wages and not for Grand Rapids in particular. The same table is on the door replacement page. How we estimate costs. Prices as of Oct 19, 2026.

How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's garage door technician median wage ratio to the US (0.94, BLS May 2025 data read through O*NET OnLine, using mechanical door repairers as the nearest occupation). The wage rows in the table are what that occupation is paid, which is not a price. Where a Michigan company publishes a price, it only keeps the low end of the range from sitting above it. We have not collected quotes, and only two Michigan garage door companies published a regular dollar price we could count, so no range of Michigan prices is shown. A real quote can land outside the range. Full method.
Questions about door replacement
Do I need a permit to replace a garage door in Michigan?
No state source we can cite says either way, so ask your city building department. Michigan law requires a permit for construction or alteration unless exempted (MCL 125.1511). Kentwood's FAQ distinguishes replacement doors that alter the opening size, and applying that to garage doors is our inference.
Does Michigan require a wind-rated garage door?
We found no Michigan rule that does. DASMA says the local building department is the sole and final determiner of wind load requirements, including for replacement doors.
Can I install a garage door myself?
DASMA says installing a garage door can be very dangerous and is not recommended for a novice, and recommends trained door systems technicians.
